Property Maintenance Supervisor

Position Overview

We are seeking an energetic and resourceful Property Maintenance Supervisor to join our team. The ideal candidate will possess a diverse skill set in building maintenance and demonstrate strong leadership abilities to manage a small team effectively.

Key Responsibilities

General Maintenance & Repairs:

  • Conduct routine inspections and perform repairs on plumbing, electrical systems, tiling, carpentry, and general renovations.
  • Address emergency maintenance issues promptly, including plumbing leaks, electrical faults, and repair jobs.
  • Oversee the maintenance and servicing of lawn mowing equipment and associated machinery.

Grounds & Landscaping:

  • Supervise land clearing, grass cutting, and fence erection activities.
  • Manage garden maintenance tasks, ensuring properties are well-kept and presentable.
  • Oversee the maintenance and cleaning of swimming pools, ensuring good operating and hygiene standards.

Team Leadership & Coordination:

  • Direct and guide a small team of laborers and gardeners, assigning tasks and monitoring performance.
  • Coordinate with local suppliers for the procurement of materials and supplies.
  • Maintain an inventory of tools and equipment, ensuring proper storage and maintenance.

Operational Management:

  • Develop and implement preventive maintenance schedules to minimize downtime and extend the lifespan of property assets.
  • Respond to tenant call-outs for maintenance issues, ensuring timely resolution.
  • Oversee the re-gassing of gas bottles and ensure good operation.

Administrative Duties:

  • Maintain accurate records of maintenance activities and expenditures.
  • Assist in the preparation of reports for property management and owners.

Required Qualifications & Skills

Experience:

  • Property maintenance or a related field.

Leadership & Communication:

  • Strong leadership skills with the ability to motivate and manage a team.
  • Excellent communication skills, both verbal and written.
  • Ability to coordinate with contractors, suppliers, and tenants effectively.

Personal Attributes:

  • Energetic, resourceful, and proactive in addressing maintenance issues.
  • Strong problem-solving abilities and attention to detail.
  • Ability to work independently and as part of a team.
